Vacant land currently used for farming corn under a lease that pays $ 7,500 per year. Parcel contains 209.07 acres of level farmland with approximately 30 acres of ponds. Parcel is long and narrow with 1,585 foot frontage on the James River and approximately 700 foot frontage on New Market Road (state route 5). Approximately half of the river frontage is inaccessible due to historic gravesite.
The parcel could be re-zoned to residential with the appropriate subdivision plan, proffers, infrastructure, wetlands delineation and neighborhood support. Only estate sized lots would be allowed under current zoning (1-5 acre lots).
The parcel is zoned A-1 (agricultural). Only electric power is available at present. The requirement for a septic permit in Henrico is a minimum of a one acre lot and other environmental factors which may increase the minimum buildable lot size. Well water access is unknown, but several homes are built on adjacent lots that are utilizing well and septic systems.
Public water and sewer have not yet been expanded into this area at the time of this report. It could be several years before the lines are extended to the site. A parcel of this size would likely need its own sewer pump station to be installed at the expense of the developer.
One notable factor in the development of this land is the Curles Neck Farm tract adjacent on the west side boundary. This is 5,513 acre tract of waterfront land, agricultural land, gravel mining operations, woodlands and an historic home. This will eventually be developed as planned as a residential development in the future. No time frame exists at present for this development.

- The surrounding area of site is a mix of farm, large acre residential and timber harvesting areas. It is currently just outside of the boundary of current medium density residential development by approximately five to ten miles. The limit of the last large scale development ended on the west side of I-295 by Ryan Homes with an approximately 200 unit single family home development currently for sale in the mid $ 200,000 range. This is about five miles west of the subject property.
